Voluntary first registration is when the owner of unregistered land or property chooses to register it with HM Land Registry, even though no sale, gift or mortgage is forcing them to. The application is made on form FR1, supported by the title deeds.
It converts fragile paper proof into a permanent, government-backed electronic record: a title number, a title plan showing your boundaries, and an authoritative statement of ownership. That brings protection against fraud and lost deeds, clearer boundaries, and an easier future sale — at a fee 25% lower than registering under compulsion.
