Guide
When leaseholds are unregistered — and how first registration applies.
It’s not only freeholds. Longer leases granted or assigned before registration became compulsory can be unregistered, and some leasehold interests can be registered voluntarily.
Today, granting a lease of more than seven years, or assigning one with more than seven years to run, generally triggers compulsory registration. Older leases that predate this may still be unregistered — and registering voluntarily brings the same benefits of certainty and protection.
A leasehold first registration may be granted as ‘good leasehold’ where the freehold title isn’t deduced — a specialist will explain what to expect for your lease.
