What the title plan does — and doesn’t — decide about your boundary.
When your property is first registered, HM Land Registry produces a title plan mapping its extent. This is a major benefit for unregistered owners whose deeds may describe boundaries only in words or old plans.
The title plan usually shows ‘general boundaries’ — it identifies the property but doesn’t fix the exact legal line to the centimetre. For most owners that’s fine; where a precise line matters (a dispute, a strip of land), a specialist can advise on a determined boundary — a separate HM Land Registry application (currently £90).
If your deeds and the physical boundaries don’t match, first registration is the right moment to reconcile them, with professional help, before the plan is fixed on the register.
