Realistic timescales — and how to speed things up if you’re selling.
There’s the time your solicitor takes to prepare the application, and the time HM Land Registry takes to process it. They’re very different.
For a straightforward case, assembling the deeds, checking the root of title and preparing the FR1 is usually a matter of weeks. Missing deeds or title defects extend this.
HM Land Registry’s processing time for first registrations varies with its workload and can run to several months — first registrations take longer than routine dealings with already-registered titles.
If you need to sell before registration completes, your solicitor can ask HM Land Registry to expedite the application. That’s another reason to start early rather than under deadline pressure.
